Our Start As A Community
Articles of Incorporation for this association were issued on January 27, 1989. Southern Oaks was built on 213.5 acres in five phases. The community consists of 372 single family homes with one remaining lot not yet built on. The lots range in size from 0.63 acres being the largest to 0.18 acres the smallest. Homes were not built on all 213.5 acres. Included in this total acreage are ponds, water retention areas, wetlands, wooded areas, easements, streets and common areas.
Actually, homes only take up approximately 86.5 acres of the total. Phase-1 consists of 65 acres with 95 homes. Phase-2 covers 50.5 acres with 117 homes. Phase-3A has 20 acres with 36 homes. Phase-3B sits on 43 acres and has 77 homes plus one open lot. Phase-4 is built on 35 acres with 47 homes.
There are four miles of streets in the subdivision, which cover 24.1 acres. So, if you walk the neighborhood, you are getting a good workout. The wooded or conservation areas cover a large part of the community.
This takes up 54.7 acres as follows: Phase-1 has 20 acres, Phase-2, 12 acres; Phase 3A, 2.5 acres; Phase-3B, 14 acres; Phase-4, 6.2 acres. Next come the grassy areas, these vary according to the amount of water in some of the retention areas. Phase-1 covers 5.7 acres; Phase-2, 2.3 acres; Phase-3A, 1.5 acres; Phase-3B, 2.2 acres; Phase-4, 1.7 acres, for a total of 13.4 acres. These are the areas mowed and maintained by the lawn maintenance company.

Please Note:
Homeowners who have any questions with regards to deed restrictions, possible violations and/or any other question about our community -- please feel free to voice your question to the board at our monthly board meetings. If your question is of an urgent matter, please contact our Community Association Manager.
Homeowners who have a complaint about any of the work that is being performed by any one of our vendors (Aquatics – Pond maintenance or our Landscaper) that service our community; please do not approach them directly with your complaints. No Southern Oaks homeowner is to directly contact any of our vendors or their employees; this is the responsibility of our Community Association Manager who will address your issue with the responsible vendor.
